Creating a portfolio of appreciating, income producing, rental properties can be a daunting task (usually left to the wealthy & greedy). It’d be much easier to pop over to Robinhood & buy a dividend generating stock & collect the small dividend every month.

But the stock market is a much different asset class than single family homes. For the normal person this asset class can seem out of reach…

In comes crowdfunded real estate.

There is a new type of investment on the horizon called crowdfunded real estate. And yes, it is exactly what it sounds like. You & about 100,000 other people buy a share in a single family home. That home is then rented out & generates income. The income generated has expenses deducted & then is distributed between the shareholders.

With current share price at $11.56, this property would equate to almost $10 a month / $1000 invested. Of course you can also capture the all too elusive appreciation of a SFH (Single Family Home). To sign up for Landa you can get set up at landa.app (non-referral).

They also offer what they call IPO properties, where you can invest in a property prior to it generating income. With this class there’s a little more risk, as well as less income up front, but has the potential for high pay off in the long term.

While buying direct investments into properties is great for some people (& is honeslty a little fun), others want a little more of a hands off approach. That can be had with Fundrise. Fundrise offers the ability to invest in different funds created by the company. Two of the main types are direct asset investment & a hard money loan investment.

In the asset investment side of things you can pick your choice of income generating funds, new building, or appreciation funds where the main goal is for the assets to appreciate. Of course I’m trying to generate passive income so went with the income generating funds.

They also offer a class of investments that loan out money to other buyers, which is then paid back to shareholders. This is essentially crowdfunded mortgages (where you & others are the bank!)

The new player to the space is Concreit. With a sexy app & a different take on the asset class. Concreit offers investments into income generating commercial real estate. This is done through a set of funds similar to Fundrise.

One really cool feature of Concreit is that you can see a live ticker of your income being generated, cent by cent. Currently they offer what they call ‘instant investment’ where as soon as you hit the deposit button your money starts earning money (even before it’s taken out of your bank account).

Their main offering right now is a ~6.5% Cash Flow fund investing in Real Estate Debt & Equity. This fund offers weekly payouts & automatic, compounding, reinvestments.

Personally I’ve been investing 100 a month for the last 3 months (split evenly between the three companies listed above) & am already generating $20 a month in completely passive income. This is definitely something to keep on your radar if you’re looking to generate long term passive income, or to get your hands in the real estate market without large up front costs.
